Squamish Real Estate: Q3 2026

Third quarter sales and listing data reflect the broader uncertainty in the real estate market, shaped by economic conditions that are being felt locally and across the country. The overall market continues to be weighed down by the mix of housing currently available. Squamish typically experiences a slower August as residents and visitors travel and make the most of the season. That pattern continued into September, with a late return to school and an extended stretch of summer weather. By mid-September, however, the market began to gain momentum.

Squamish real estate in numbers

Total sales volume was down 10% year over year, with the steepest declines in the third quarter seen in detached homes and apartments, which fell 24% and 26% respectively. Townhomes held steady, with 155 sales in both years. This stability may be attributable to the availability of new product, which tends to attract first-time buyers rather than existing owners moving within the market, and which in turn limited further movement into other segments.

Listing inventory rose in the detached and townhome categories, while apartment inventory dipped slightly, down 3%. Compared with 2025, detached inventory is up 10% and townhome inventory is up 13%, driven largely by the same factors and the ladder effect of sales. Townhome buyers were not moving up into single-family homes in the numbers seen previously, which left more detached product on the market, and apartments were not the entry-level choice for first-time buyers. The increase in pre-owned townhomes available for sale stems mainly from competition with new product.

Looking Ahead

As we move into the final quarter of the year, more attractive pricing and renewed buyer engagement may help build momentum, particularly for well-positioned properties. Interest rates remain another consideration, with buyers keeping an eye on the possibility of increases in 2027. While future rate changes remain uncertain, current rates are within historical norms, and lenders appear willing to work with buyers to find financing solutions suited to today's market.
