Squamish Real Estate: 2025 Market Summary

As 2025 ended, a review of Squamish’s real estate market revealed a year shaped by steady demand, evolving buyer priorities, and continued confidence in the community. Local market performance once again highlighted Squamish’s unique position within the Sea to Sky corridor. In contrast to trends observed in the Lower Mainland, the Squamish real estate market experienced increased sales volume across all three major housing types in 2025. Squamish continues to chart its own course, driven less by broader regional market patterns and more by buyers and sellers prioritizing location and lifestyle. 

 

Squamish Market Analysis: 2025 vs 2024

A total of 553 residential units were sold in Squamish in 2025, up from 493 in 2024—an overall increase of 11%. Single-family home sales rose by 10%, increasing from 173 transactions in 2024 to 192 in 2025. The townhouse market mirrored this growth, also demonstrating a 10% increase, with sales rising from 187 to 208 year over year. Apartments recorded the highest percentage gain, with sales increasing by 13%, from 133 units in 2024 to 153 in 2025.

Alongside higher sales volumes, median prices increased across all property types. Single family home prices rose by 7% year over year, townhomes increased by 4%, and apartments saw a 3% gain—an outcome that may surprise some given this is the market segment that sees the most consistence increase in inventory and therefore more competition often leading to downward sale prices or status quo.

Listing inventory in 2025 was up 12% compared to the previous year, with the most significant growth occurring in the apartment segment, which saw a 19% increase. This reflects the substantial volume of new apartment construction delivered to the market since 2020. Townhouse listings also increased by 12%; however, this was largely offset by a strong sales-to-listing ratio of 60%. Single-family homes experienced the smallest increase in inventory, up just 2% year over year.
