The first quarter of 2026 offered a nuanced start to the year, with market activity shaped by both new development and seasonal timing. While headline numbers suggest a shift from the pace of early 2025, a closer look reveals a market adjusting to changing inventory levels, buyer behaviour, and broader economic influences.
Sales and listing data for Q1 2026, compared to Q1 2025, reveal some notable trends—though the results are influenced by two key events.
First, a new townhome project launched in February and was well received, with its initial phase selling out. This release boosted overall inventory by roughly 35% above typical levels and drove a disproportionate share of sales in the townhome segment. Single-family listings increased by 16%, while apartment listings declined by 19%.
Second, spring break and the Easter holiday in March likely diverted buyer and seller activity, pushing the usual start of the spring market into April.

Overall, quarter-to-quarter sales trailed Q1 2025 across most segments, with the exception of townhomes, which benefited from the new development. Single-family and apartment sales declined by approximately 35% and 30%, respectively. With inventory stable or rising, buyers may have more choice—and in some cases, increased negotiating leverage.
“Global conflict leading to rising mortgage rates, paired with a sluggish economy, is presenting a challenge for a housing market recovery,” said BCREA Chief Economist Brendon Ogmundson. “Improved affordability and pent-up demand should support an acceleration in activity, though the market will need a period of relative calm for households to rebuild confidence.”
